Chateauroux (pronounced: sha-toe-roo), is a lovely neighborhood nestled on 159th St. East, just South of Central and North of Kellogg (US 400/I-54). Chateauroux- A Developer’s Vision & Legacy

Bob Brown, Robert Brown Homes, an experienced quality builder with an impeccable reputation, built many French Country style homes in developments such as Tallgrass, Willowbend, Savannah, Crestview, Wilson Estates, and Belle Terre.

His goal with Chateauroux was to create a community where ALL of the homes contributed to a cohesive atmosphere. He was really going for a strong sense of neighborhood, and above all, a plan to maintain harmony in design.

So strict parameters were set with regard to roof pitch and front elevations, and a preference for side load garages…creating a statement of elegance that is refined, classic, and truly a legacy that will live on.

Brown added the neighborhood amenities (waterfall, brook, pond, playground, clubhouse, scenic bridge, and pool) right away, so homeowners could see these beautiful investments in place, leaving no doubt that no promises would ever be in question. He demonstrated integrity and vision from his initial launch in 2002.

Originally Mr. Brown allowed only one other builder, Wes Pechin, to join him as an exclusive builder. Wes was a quality builder as well, and understood Bob’s clear vision for Chateauroux. With strain from Hawthorne projects, the market shift and other issues, Wes eventually left new construction.  Bob Brown remained as the sole exclusive builder to complete his vision. Finally when only a last handful of lots were left, and with his guidelines firmly in place, he moved on having accomplished the dream of beautiful Chateauroux.



Chateauroux Neighborhood Description

All of the homes are on Chaumont. One simple cul-de-sac and then one large circle beyond, making this an appealing arrangement within a small, quaint village looking community. The amenities speak for themselves in photos and in person. Truly delightful!  The front entrance Clock Tower is a charmer! It greets with a sign that beckons “Bienvenu” (Welcome) and another that salutes “Adieu” (an expression of well wishes when someone leaves) as you drive out into the real world leaving the perfect home base in the rearview. Amenities include: Antique street lamps, scenic bridge, club house, outdoor community pool, walking paths, two ponds, and a gorgeous stone waterfall that becomes a babbling brook (with a wooden footbridge), and falls again into the pond where the circle starts at the stone bridge.


No two homes in Chateauroux are the same.

Single family homes all with side load garages. Floor plans and interior details are often similar, while every exterior elevation and design is unique with no two home fronts being identical. Every home’s architecture is the Country French style. All exteriors are comprised of brick, stone, wood, or stucco.

Minimum SF was 1800 with the larger homes being 2600-2800 SF + above ground, not counting basement finish. Several are close to 4000 SF or slightly more once basement SF finish is added.



Chateauroux Details on Lots & Pricing

There are only 40 lots in this 20 acre community. That’s one of the big draws…it’s a very small, quiet neighborhood. Lot sizes range from ½ to ¾ of an acre. These lots originally were priced from $26,000 to $44,000. And home prices originally were planned to start at $225,000 – $300,000. In reality, the lowest sale price recorded was $283,000 in 2014 and the highest was $454,500 in 2009. The highest sales since 2012 have been made by Katherine Ambrose (of Ambrose Team, founder of Keller Williams Realty) with a sale closed in 2012 for $440,000 and in 2014 for $410,000.

Katherine & Jillian Ambrose enjoyed a mother/daughter visit to see the Holiday Tables, a popular seasonal event in Wichita. It was fun discussing tables and voting on favorites. The theme was “Servings of Art.” And it delivered.  Jillian loved an entry that featured an antique bed rather than a table. The bed was transformed into a garden.

Designing Women hosted Holiday Tables November 6-8 at The Wichita Center for the Arts. 9112 E Central.

The best memories for the entire family, including grandparents, will be attending football games; watching Jillian Ambrose perform as a Fly Girl on the MHS dance team all four years of high school; and attending amazing choir & Show Choir performances.  The experience with dance, choir, and choreography even earned Jillian Ambrose a full college scholarship.
